• The residential sector of Hyderabad has four districts - Hyderabad, Rangareddy, Medchal-Malkajgiri & Sangareddy.
• As per the Telangana Registration & Stamps Department, approximately 5,411 residential properties were registered across these districts in January 2024 - Rs. 3,279 Cr of total property value with 24% YoY Growth.
• Now, the Rangareddy district emerged at the leading position contributing 43% of the overall registrations, whereas Medchal-Malkajgiri was around 42% & Hyderabad around 15%.
• In January 2024, the property registrations in Hyderabad across the districts were as follows:

1. 47% Properties - Rs. 25 - 50 L
2. 15% Properties - Rs. 25 L Or Less
3. 14% Properties - Rs. 1 Cr Or Above

• Carpet Area Wise Property Registrations In January 2024 follows:

1. 71% for the carpet area range of 1,000 - 2,000 sq. ft.
2. The demand for properties in Hyderabad under 1000 sq. ft has fallen to 16% in Jan 2024. At the same time, it was around 19% in Jan 2023.
3. The demand for properties in Hyderabad above 2,000 sq. ft has risen to 13% in Jan 2024. At the same time, it was around 9% in Jan 2023

• Based on all this, the report states that the prime developers are keeping 3 BHK flats in Hyderabad or more as the major preference. This is because the homebuyers here are demanding larger & expansive homes.
• This rise in demand for flats in Hyderabad is due to many reasons. One of the prominent ones is the most significant property price rise in Hyderabad of approximately 11% year over year. And quarter-over-quarter price growth of Hyderabad is around 2%.
