भोगवटादार वर्ग Type of occupancy The land occupant is legally classified into Class I or Class II.
वर्ग १ (Class I) Occupant Class I These owners hold alienable and heritable land rights and do not require the Collector’s permission to transfer ownership.
वर्ग २ (Class II) Occupant Class II These are conditional owners (tenants/grantees) who must obtain explicit permission from the District Collector before transferring the land.
शेतीचे स्थानिक नाव  Local name of the field A regional name was given by the farmers to the field. 
लागवडी योग्य क्षेत्र  Cultivable Land Land is suitable for agricultural crops.
पोटखराबा -लागवडी योग्य नसलेले  Uncultivable Land Land is not suitable for agricultural crops.
आकारणी  Assessment Shows the applicable Tax on the Land
जुडी किंवा विशेष आकारणी Judi Tax or Special Assessment Land revenue assessment or quit-rent payable to the state government, excluding traditional money lender liabilities.
भोगवटदाराचे नाव  Name of the holder/occupant Shows the names of landholders, occupants, tenants, govt lessees, and joint holders 
खाते क्रमांक Khata No This is the account number mentioned in the Maharashtra Land Revenue Khate-Pustika (Booklet)

पीक खालील क्षेत्र  Details of Cropped Area It is subdivided into three different categories, viz, Mixed Crops, Refined Crops, and Constituent Crops.
मिश्र पिकांचे एकूण क्षेत्र  Area Covered by Mixed Crops  Shows the area covered under mixed crops.
घटक पिके व प्रत्येक पिकाचे क्षेत्र  Constituent Crop Shows the area covered under constituent crops.
पडित व पिकास निरुपयोगी जमिनीचा तपशील Details of unusable Land Shows the area of the unusable land. 
पाणी पुरवढ्याचे साधन  Means of Water Supply Specifically mentions the type of irrigation of the agricultural land.

How To Change the Name in 7/12 Utara

You can add the name in 7/12 Utara after the completion of the sales deed of the land property. 

Following is the stepwise process to change the name of the owner on 7/12 Utara.

  • Make a written application to the Talathi within the jurisdiction of the area where the land is located. 
  • Provide the necessary documents and records related to property ownership. 
  • Talathi will process the application and verify the documents and government records.
  • Talathi will make the necessary changes in the 7/12 extract and will update the register. 
  • This change will be reflected in the e-chawdi.
  • The individuals who will be affected by these mutations will be informed via ROR (Record-of-Rights). 
  • The mutation is logged digitally as a pending e-mutation entry in the e-Chawdi system.
    Affected parties are issued a formal Form 9 notice, initiating a statutory 30-day public window to file legal objections.
  • If an objection is received, the Circle Officer will conduct a revenue hearing to decide the matter.
  • If no objections are raised within the 30-day period, the Circle Officer formally certifies the entry, making the new name official on the live digital 7/12 extract.
