What are the New FSI Rules in Navi Mumbai 2024?

New rules and regulations for the redevelopment/reconstruction were introduced in 2015 by CIDCO.

Here is the table given below that specifies the total permissible FSI.

Additional rules for car space in residential developments,

  • 4 tenements have carpet areas up to 35 sq. mt each.  
  • 2 tenements with carpet area exceeding 35 sq. mt each.   
  • 1 tenement with a built-up area exceeding 45 sq. mt. but not exceeding 60 sq. mt. each.

Exemptions For Open Space

FSI In Navi Mumbai - FSI Exemptions For Open Space In 2025 As per GDCR 1975, there are a few exemptions for residential development for Navi Mumbai, 

  • Up to 1.5 metres can be projected forth from balconies in open areas. However, the open spaces on the ground floor must always be at least 3 metres wide.
  • Per tenement, one pocket terrace that projects a maximum of 1.5 metres from the building is permitted, provided that it is not surrounded by walls on three sides. Such a tiny terrace may not extend beyond the room’s maximum width, or 3.0 metres, whichever is smaller. On no account shall the visible width of the open areas on any floor be less than 3 metres from the edge of a such balcony.  The F.S.I. must compute the area of such terrace over the previously declared amount. 
  • Except for a cornice, chajja, rooftop, weather shade more than 0.75 m, flowerbed, or storage space more than 0.60 m as stated in these regulations, every open space provided, whether interior or exterior, shall be maintained free from any erection on it as well as shall be open to the sky. 
  • Above the main entrance or entrances, a canopy or canopies not exceeding 5 m in length and 2.5 m in width, either in the form of freestanding or attached and unenclosed, will be permitted, provided a minimum clear height of 2.1 m below the canopy. 1.5 metres of clear space must exist between the plot boundary and the canopy. 

How to calculate FSI in Navi Mumbai?

Calculating FSI in Navi Mumbai requires knowledge of the total area of the plot and the built-up area of the construction on the plot. 

Here is the formula to calculate FSI:

FSI = (Total built-up area of all floors) / (Total area of the plot)

For instance, if the overall built-up area of all floors in a building is 5000 sq ft and the total plot area is 2500 sq ft, FSI can be calculated as, 

FSI = 5000 / 2500

FSI = 2

This means that the FSI for this building is 2.0, which is the ratio of the built-up area to the total area of the plot.

There may be certain exclusions and exemptions in the FSI calculation, such as for parking spaces or open spaces, which can vary based on the location and zoning of the plot. 

Therefore, it is advisable to consult a professional, such as an architect or a real estate consultant, to ensure accurate FSI calculation.

What is FSI for Residential Buildings in Navi Mumbai?

The FSI (Floor Space Index) for residential buildings in Navi Mumbai varies based on the location and zoning of the plot.

If the access road is wider than 9.00 metres, the F.S.I. for residential use is 1.30 and the F.S.I. for mixed-use is increased by 0.5. 

According to the size of the plot and with the written approval of the Municipal Commissioner, floor areas up to 30% of the plot area may be permitted to have clear internal heights of more than 4.27 m., despite counting the same twice for F.S.I. calculations, in the case of plots designated for residential bungalow, semi-detached, or row houses.
