What Is RERA Carpet Area in Real Estate?

According to the 2016 Real Estate Regulatory Authority (RERA), the carpet area is the net useable floor area of a unit in addition to the internal walls, except for external walls size, utility shafts, balconies/ verandah areas exclusive, and open terraces space exclusive.

Exclusive here refers towards the allottee’s open terrace area which is intended for exclusive usage. 

Developers & builders must provide the RERA carpet area and not any other type of area when selling a property.

What Is RERA Carpet Area in Real Estate

In Maharashtra, MahaRERA governs real estate activities.

If an individual purchase the under-construction property and if there is any difference in carpet area after possession such as increased or decreased carpet area then homebuyers will receive a refund or have to pay an increased amount. 

If there has been a decrease in the carpet area builder will Refund the amount to a home buyer.  Also, the money should be refunded in 45 days.

If there is an increase in the Carpet area after possession buyer is required to pay an excess amount,

RERA has set a 3% limit on the growth’s maximum rate.

How to Calculate RERA Carpet Area?

Rera Carpet area calculation is an easy method. As mentioned in RERA in most cases, the carpet area of a flat is 70% of the built-up space.

For example, if the built-up area of your property is 1000 sqft then the Rera carpet area is 700sq. Ft.

  • Take a help from professional technical assessor to calculate the carpet area of your property and to check the exact specifications. 
  • Be wary since a builder might increase their price based on the RERA carpet area; instead, haggle after researching the prices of similar residences.

We can see that the only difference between carpet area & RERA carpet space is indeed the diameter of the inner walls knowing that we are familiar with both definitions.

The depth of the inside walls is also taken into account in RERA Carpet Area. 

The distinction between the 2 carpeted areas is therefore about 5%.

Typically, the RERA Carpet area is 5% bigger than the carpet area. 

For illustration, the RERA carpet area for an apartment with 800 sq ft of carpet would be 840 square feet.

In general, “carpet areas” refer to spaces that can be carpeted.

Technically speaking, it is the part of your property that is useful but not protected by external walls, on a private balcony/verandah, beneath service units, shafts, or on a private open terrace.

Typically, the RERA Carpet area is 5% higher than the carpet area.

Before Rera, the properties used to register property based on a super built-up area which caused fraudulence in many cases. 

Rera assists in disclosing the carpet area avoiding subjecting the purchasers to their incorrect representation of the carpet area that the buyer would be able to use.

Individuals can file a complaint on the official Rera Website if any fragrance occurs by the developer.

The regions of the bedroom, kitchen, living room, bathrooms, balconies, and staircases within the house or apartment would all fall under the carpet category. 

It excludes the outside and interior walls, terraces, open areas, shafts, elevator hallways, utility ducts, etc.

Difference Between RERA Carpet Area, Built-up Area And Super Built-up Area

Here is a difference between the RERA Carpet area, Built-up Area and Super built-up Area.

  • By summing the areas of the bedroom,  kitchen, living room, balconies, bathrooms, and the thickness of interior partition walls, the carpet area is calculated.
  • Carpet Area is always less than Built-up area and the super built-up area.
  • The built-up property area is the total of the carpet area, the area of the interior and external walls, the area of the balcony, the area of the exterior stairs, and any additional liveable spaces that may exist. 
  • If the property has a private terrace, that is also a part of it. 
  • About 70–80% of the super built-up area is made up of the built-up area.
  • The term “saleable area” refers to the super-built-up area
  • It is the total of the private built-up area shared spaces like the elevator, hallways, stairwells, clubhouse, and other facilities.
  • Compound walls, open-air swimming pools, parks, driveways, open sports fields, inaccessible garden spaces, play areas, water tanks, underground sinks, and septic tanks are excluded from this region.

Are toilets included in the carpet area?

The carpet area includes all usable areas of the flat which includes the toilet.

Does the carpet area include stairs?

The term “carpet area” describes the space that a carpet can cover from wall to wall. The carpet area is the full built-up area excluding the outer walls and exterior staircases. It takes into account the inner walls’ thickness.

Does the carpet area include columns?

According to RERA, the carpet area is the net useable floor area of a unit plus the internal walls, except the size of the external walls, services lofts, exclusive balconies or verandah areas, and exclusive open terraces.
