Why Should NRIs Invest in Residential Properties?

The Indian real estate industry has attracted the attention of Non-Resident Indians (NRIs).

The investors remain upbeat about the prospects for prospective investments despite the short-term difficulties brought on by the coronavirus. Here is the reason why should NRIs invest in Residential properties.

Should NRIs Invest in Residential Properties

Economical Growth

India is a country which has seen stable economic growth in the past few years. It beats China to have the fastest-growing GDP among developing countries.

The Country is anticipated to grow at a 6.9% annual pace during the 2023–2024 financial year.

Mangesh Jagtap AVP at Homebazaar.com said,” In the current real estate landscape, India presents a compelling investment opportunity for NRIs. The market stability, potential for appreciation, and the diverse range of housing options make it an advantageous prospect. With Homebazaar.com’s expertise, we guide NRIs towards lucrative investments, ensuring a seamless and rewarding experience in the Indian real estate market.”

In the current situation in India., we all can see specific stability on the political and economic sides.

Ability to Purchase Real Estate

Indian banking laws are friendly to NRIs looking to invest in real estate. Leading financial companies offer loans, limited to a few restrictions.

Finance is available for the acquisition of land, building, remodelling, or purchasing a residential or commercial building.

Remittances from overseas are used to pay for EMIs. There are still challenges. In India, NRIs are neither permitted to purchase agriculture nor farmland.

Positive Changes to Regulations

The Real Estate Regulatory Authority (RERA) Act 2016, which was just passed, aims to provide legitimacy to the hitherto shady real estate industry.

RERA considers things like title, pricing, punctuality, and quality. RERA imposes severe fines on developers who don’t deliver projects on schedule.

Escrow accounts must now be opened separately by developers for all of their infrastructure projects. Due to lower taxes on supplies and logistics, switching to the GST which also anticipated to lower building costs.

Increasing Rental Income

As a result of India’s economic expansion, more and more people are migrating to its vibrant cities in search of higher employment opportunities. This will increase demand and put greater pressure on the housing market.

NRIs who invest in residences in these regions or cities can anticipate a consistent rental income. As an Indian resident, rental income is taxed at the standard rates set by the Indian Government.

Advantages of Currency Conversion

NRIs who work in nations like Singapore, the USA, the UK,  as well as the Middle East, are paid in local dollars rather than the Indian rupees, which is a stronger currency.

As a result, NRIs have an edge when making investments in India. They save money because they get better value for their money.

Factor affected NRIs invest in Residential Properties In India

Demand for residential investment among NRIs has increased recently. The safe possibilities offered by such an acquisition offers are the primary driver behind this choice.

Factor affected NRIs invest in Residential Properties In India

Many factors affect NRIs investing in Residential properties in India,

  • Investors profit from the government’s authorisation of 100% FDI in property development. This has increased the motivation for NRIs to participate in the local real estate market.
  • Additionally, by encouraging NRI real estate investment, the ministry has also supported the industry.
  • The ministry has facilitated the construction of maintained plots in addition to the building of built-up housing and commercial premises, including business centres and offices, by encouraging FDI within the real estate and housing industries.
  • Also, it has aided in the construction of townships and urban infrastructure projects including highways, bridges and roads at the local and city levels.
  • Along with the construction of service sites and residential properties, it has also made investments possible in manufacturing construction supplies and participatory initiatives.
  • Financial institutions such as banks are also eager to lend money to NRIs for property purchases since they can count on prompt repayments.
  • As a result, banks with minimal rates of non-performing activities (NPAs) and lower debt ratios are not negatively impacted.
  • Furthermore, since recovery becomes more certain if NRIs are receiving money from the homes they have purchased in this way, banks are generally happy to issue loans to them.

Why it’s the Perfect Time to Invest in Real Estate in India as an NRI

Why it's the Perfect Time to Invest in Real Estate in India as an NRIReal estate investment is among the most popular and well-liked investments for NRIs in India.

Real estate can provide continuous growth in addition to being a secure, long-term venture. When money is available, it is wise to make a real estate investment because it is always booming in India’s major cities.

Since Mumbai is the commercial centre of India, it has one of the most rapidly expanding real estate markets in the world.

During the COVID outbreak, a temporary stamp duty remission was issued, and many NRIs took advantage of the chance to invest in property and save a sizable sum of money.

This is the ideal time to return funds to India as well as make real estate investments because the rupee’s value vs the dollar is at a record low. This is the ideal time to make investments due to the rupee’s decline and the rising value of the housing market.

What Income Taxes in India apply to NRIs investing in residential property?

Income Taxes in India apply to NRIs investing in residential propertyIf NRIs decide to buy a residential property in India from an Indian citizen then he is subject to deduct TDS of 1% if the property price is higher than Rs. 50 lakh.

If long-term capital gains are relevant and the NRI buys a house from a non-citizen of India, TDS should be deducted at a rate of 20%.
