Every property buyer in Uttar Pradesh must register their sale deed in the sub-office, the registrar according to Section 17 of the Registration Act, 1908. This applies if the transaction is greater than Rs 100.

Women in UP receive a reduction on this fee, similar to many states where they enjoy a uniformly lowered stamp duty for property registration, but only when purchasing homes that fall within a specific price range.

Stamp Duty and Registration Charges in Uttar Pradesh Calculation

The stamp duty and registration charges in Uttar Pradesh can be calculated by using lending website calculators.

In UP, the transactional value is used to calculate the stamp duty.

For example, if the property price is Rs 90 L, required stamp duty and registration charges will be applied.

If an individual buys a property of 600 sq ft and the circle rate for a particular area is Rs 5500 per sqft then the calculation will be,

Carpet Area x Circle Rate
600 sq ft x Rs 5500= 33 Lahks

Therefore, the property’s stamp duty in UP will be 7% of the property’s worth.

7% of 33Lakhs= 2,31,000

So, the person has to pay Rs 2,31,000 as stamp duty in UP.

How to Pay Stamp Duty and Registration Charges in Uttar Pradesh

Here is an online process to pay Stamp duty charges in Uttar Pradesh.

Step 1: Go to the official website of the Stamp duty and registration department of UP and  Click on  ‘आवेदन करें’.

Step 2: You can switch to the English language. Now click on New Applicant.

You can log into the site as a registered user once you register using your login information. 

You must then enter the details about the property, the purchaser, the seller, and the witnesses. 

Once you’ve entered all the necessary information, the system will automatically determine the stamp duty & registration fees for your property. 

You will receive a receipt number once you submit the stamp duty. 

When registering the property at the sub-office, the registrar’s number must be noted down for later use and a time slot reserved.

Registration of Property in Uttar Pradesh at Sub-registrar Office

The buyer, the seller, and two witnesses must go to the Sub Registrar’s Office after the stamp duty has been paid online (SRO). 

Property registration is completed by two employees at the Sub Registrar’s Office in two steps.

The sub-registrar also reviews all the information in your request and compares it with actual original documents, while an Officer at the SRO office validates the information you have supplied in your online form and takes your thumbprints and a photo of you.

Are there any Tax Advantages on Stamp Duty and Registration Charges in Delhi?

Per Section 80C of the Indian Income Tax Act of 1961, everyone in the state of Uttar Pradesh is entitled to claim tax deductions on registration fees and stamp duties.

Joint owners are eligible for a tax deduction under this law. 

The maximum deduction amount is only Rs 150,000, though.

Only new properties are eligible for individual deduction claims.

Which Factors decides Stamp Duty and Registration Charges in Uttar Pradesh 

Location of Property: Depending on where a property is located, the stamp duty on that property may change. For instance, property inside the city limits will be more expensive than that outside.

Gender and Age of Owner: Senior citizens often receive a reduction in stamp duty from state governments. Women homeowners also get a discount on stamp duty & registration fees. Women in UP are expected to submit a 6% stamp duty on properties that cost less than 10 lakhs.

Property Use: Stamp duty is assessed on either residential or commercial properties depending on the usage of the property.
