The real estate agent is a person who becomes the bridge between buyers and sellers in real estate transactions. Real estate agents are also known as real estate associates.

What Is RERA Broker Registration?

Every broker who wants to start or continue as a real estate agent will have to get themselves registered with the state-level regulatory authorities. 

The real estate agent will be provided with a specific registration number by the authority and this will be valid for only 5 years as they will have to renew the registration number again. 

How To Become A Real Estate Agent In India?

To work as a real estate agent in India, you must first register with the RERA (Real Estate Regulatory Authority). 

The Real Estate (Regulation and Development) Act 2016 regulates and organizes real estate enterprises to make transactions easier for home purchasers and agents. 

The real estate agent has to pay a RERA registration process fee which might vary from one state to another. 

Along with this, the real estate agent also has to apply for Professional Tax Registration (PTR). 

PTR or Professional Tax Registration to the real estate agent when they pay a charging fee which is also different for different states. PTR requires to be renewed annually.  

What Is The Importance Of Getting Registered?

As per the Real Estate Regulation and Development Act (RERA) 2016, every real estate agent should register themselves and receive the registration certificate and license. 

However, the main aim of RERA is to make the process more transparent for the real estate agent. 

All brokers will be required to register with the respective state-level regulatory bodies under RERA, which is set to take effect soon. 

The authorities will issue real estate agents with a registration number that will be valid for five years and will be quoted in every transaction assisted by him.

The RERA Registration Process For The Real Estate Agent

There are 4 simple steps in the registration process for a real estate agent and they are provided in the following:

Step 1 – Complete the simple form of RERA: The real estate agent has to fill up a simple RERA registration questionnaire and also submit relevant documents with it. 

Step 2 – Verification: When the documents are submitted, the provided details will be verified by the officials. 

Step 3 – Submitting the Application form: The officials then fill up the forms according to the provided information by the real estate agent. 

Step 4 – Finally the work is complete: Once the registration process is completed by the officials, the real estate agents will receive the license number accordingly within 30 days. 

You will have to visit the State Authority’s RERA official website to register as a real estate agent. For eg: the steps of MahaRERA are provided below to register as a real estate agent:

Documents Required For Becoming A Real Estate Agent In India

When registering for becoming a real estate agent in India, it is important that all the required documents are provided for verification. The following documents are important to submit: 

The PAN Card of the agent and the authenticated copy 
Name, contact details, photograph, and the address of the person, and details of partners or directors
Copy of address proof, email address, and the phone number of the place which is from where the business will operate
Income tax returns of last three years
Name, type of enterprise and registered address of the enterprise
If it is a real estate agency, then particulars of the agency, along with MoA and AoA
Registration details in any other state
Details of criminal/civil cases which are pending against the person or against his/her company
Any copies of the agent’s choice of acknowledgment receipts, letterheads, and rubber stamp images.
Details about real estate projects, promoters, and advertising with whom the person had business in the previous five years.

For the purpose of becoming a real estate agent, it is important that the person has great marketing and communication skills to understand consumer behavior and act accordingly. 

Some of the basic qualities which the real estate agent should possess are provided in the following:

  • Networking skill: This skill is one of the most important requirements for real estate agents because if their networking skill is better, then they will be able to connect easily with their peers and fellow agents. This skill is helpful when the real estate agent will deal with any difficult client.   
  • Referrals: The real estate agent will get referrals only when they will provide a quality service to their existing clients. You can learn this skill from your fellow agents or from any of your clients. When you will work hard, and provide more than what you are expected, then only you will receive referrals.  
  • Present online: It is important that the real estate agent is present for online clients as well. You have to provide some of the information on an online basis because your online presence can help the customers be credible to you. Active social media also represents that you are actively responding to the clients. It is also easier to connect with potential clients through social media, hence, being active there can increase your business.    
  • Role consultation: If you are looking for more business opportunities, then you have to start consulting as well along with just connecting the buyers and sellers. This will not only assure customer happiness, but it will also assist you in gaining consumers’ trust and, as a result, testimonials.
  • Clear Image: If you want to grow your business on a long-term basis then it is important that you create a clear image of your business to your client.   • Avoiding assumptions: Avoid making any assumptions when it comes to paperwork, property assessment, laws, and other critical facts. You should only rely on the facts and not on assumptions. You should stay strict with your requirements of the documents from clients. 

Eligibility Criteria For A Real Estate Agent 

A person can apply or register as a real estate agent only when they have enough knowledge in this field, excellent communication skill, and networking skills. 

There is no requirement for any minimum qualification in this career. However, some of the basic requirements are provided in the following:

  • The person should be a minimum of 18 or 19 years of age. The age will depend on the state from where they are applying. 
  • They should clear all the concerns about the state’s real estate and license examination. 
  • The real estate agent should also complete all the necessary pre-license education according to the requirements of the state’s educational qualification for becoming a licensed real estate agent.

According to the Real Estate (Regulation and Development) Act 2016, the RERA was launched with the aim of enhancing the credibility and transparency between the buyer and seller and organizing a simplified process. 

RERA also ensures that the home buyers have access for the licensed, and responsible agents without worrying about receiving any misleading information.
