Before last year, the permitted Floor Space Index (FSI) for old structures was 50% but is now 10%. Since the amendment, the initial 50% FSI has been reintroduced. 

High-rises can now be built in old Thane because the restriction on building height has been raised from 24 to 70 metres.

Due to the need for more FSI or TDR for crowded neighbourhoods, the majority of redevelopment projects in this section of the city have stopped. This FSI is not allowed due to the roads being only 6 to 8 metres wide. The proposed amendment eliminates the limit of 2 FSI and allows for FSI up to 4.16.

How To Calculate FSI In Thane?

In Thane, the calculation of FSI is governed by the Development Control Regulations (DCR) set by the Thane Municipal Corporation (TMC).

To calculate FSI in Thane, you will need to consider the following factors:

The total area of the plot of land

The permissible FSI as per the DCR set by the TMC

The built-up area of each floor

The formula to calculate FSI in Thane is:

FSI = Total built-up area of all floors / Total area of the plot of land

Total built-up area of all floors = (500 sq.m x 2) = 1000 sq.m
