The Floor Space Index (FSI) Meaning

The floor space index (FSI) is the factor that decides the total area of the floors allowed on the particular plot.

The developers have to refer to the FSI of the particular locality before developing the residential or commercial building.

The FSI is also termed the Floor Area Ratio (FAR) and is governed by the municipal authorities of the particular cities.

The floor space index is a ratio of the total floor area of the building to the total area of the plot.

More the floor space index, more floors can be constructed on the particular area of the land.

The Floor Space Index Formula is As Follows

The Floor Space Index =     Total Area of the Floors/ Total Area of the Plot

By using this formula, the developers can calculate the permissible total floors and the area of each floor in that particular location.

For example – If there is a land of 10,000 sq ft and the floor space index of that particular locality is 1.5 then the construction in that particular locality could be.

10,000 X 1.5 = 15,000 sq ft

So, the building with a total area of 15,000 sq ft can be built in a specific area.

The floor space index is based on the National Building Code of India and regulated by the Development Control Regulation Department.

The floor space index depends on multiple factors. Some of the main factors that govern the floor space index are location, size, and the area of the plot.

Importance- Floor Space Index

The government controls the Floor Space Index to set the construction limit.

Having the right FSI ensures the appropriate development of the metros and disciplined construction.

Here are some of the main reasons why the Floor Space Index is important.

  • FSI ensures sufficient space, ventilations, and sustainability
  • FSI ensures the safety and quality of the construction
  • FSI results in the constructive and planned development of the cities

What is Premium Floor Space Index

The conditions for the FSI become slightly different in the case when there is a road adjoining the plot.

In such cases, You can increase the FSI by paying the applicable fees to the government.

The premium floor space depends on the width of the road adjacent to the plot.

Here are the conditions for the Premium Floor Space Index In India.

Road Width In feets % Premium FSI
30-40 20%
40-60 30%
More Than 60 40%

Here is an example for the calculation of the Premium Floor Space Index-

If the total area of the plot is 10,000 sq ft and the applicable FSI in the region is 1.5%. And if the plot is adjacent to the road is 30 feet, then you can build 20% more than the applicable FSI.

In this case, according to the normal FSI,  the allowable development would be 15,000 sq ft.

The additional area allowed the user the Premium FSI = 20% of 15,000 sq ft is 3000 sq ft

 Total Permissible Development = 18,000 sq ft

Factors That Decide The Floor Space Index

 The floor space index is governed by the regional government bodies. Moreover, the floor space index depends on multiple other factors such as the locality of the plot, property type, plot size, and the width of the road.

Here are the important factors which decide the applicable floor space index.

Type of the Property

 The Floor Space Index in India is different for residential as well as commercial properties. In Some cities, the FSI is the same for both commercial and residential properties.

Location of the Property

 The FSI depends primarily on the location of the plot. In the metro regions, the FSI is higher. This is because of the unavailability of the land parcels in the cities.

Whereas the FSI is comparatively lower in the rural areas. The reason is the availability of the large plots.

The FSI is decided by the local municipal authorities of the specific region and it keeps changing as per the policy changes.

Size of the Plot

 The FSI also depends on the size of the plot. Some municipal authorities provide higher FSIs for the higher plot size.

Width of the Road

If the plot is adjacent to the road then the higher FSI can be claimed. For this, the additional FSI depends on the width of the road.

The develops can get the premium FSIs by paying a certain amount to the government within the specific period.
