Carpet area of a flat is an area that can be covered by carpet which includes net usable area.

Built up area

The built up area of a flat includes the carpet area with the wall thickness & other unusable areas within an apartment

Homebuyers sometimes are confused about what a carpet area is while purchasing a residential property. 

In simple terms, carpet area is an area that can be covered by carpet which includes net usable area. It is the distance between the inner walls. Areas like the lift and lobby are excluded.

The built up area includes the carpet area with the wall thickness & other unusable areas within an apartment including terrace, dry balcony, flower beds etc. Built up area is always more than the carpet area.

Professionals such as contractors, civil engineers, architects and homebuyers require a quick carpet area calculation. The formula to calculate carpet area is 

Carpet area = Area of bedroom+ living room+ balconies+ toilets – inner wall thickness

As per the RERA Act, the builder or the real estate developer must make the buyer aware about the carpet area of the property. The property price should also be on the basis of the carpet area and the homebuyer has every right to know about the ratio of the carpet area to the built up area. Based on the ratio, the space is calculated.

While the carpet area represents the actual floor space confined between the walls, the built up area includes the carpet area plus the area covered by the balconies, ducts, walls with other structural elements.

The formula to calculate Built up area is-

Built up area = Carpet area + area of walls + area of balcony

How To Calculate Carpet Area From Built up Area?

If the built up area of a property is 1,500 sq ft, then the carpet area would be 

1,500 x 0.7 = 1050 sq ft.

Hence in this case, the carpet area of a flat would be around 1050 sq ft even though the built up area is 1,500 sq ft. 

Built up area is generally 15-30% more of the carpet area. This is because built up areas include spaces like balconies, terraces, utility areas, etc.

How Much Is 1 BHK Carpet Area?

The carpet area of 1 BHK houses typically range from 400 to 600 sq ft which is the standard size of one bedroom flat. 

This is a good carpet area for 1 BHK flat which includes a bedroom, living room, pooja room, kitchen,a hall and a bathroom. This space can accommodate atleast 1 or 2 family members comfortably.

Calculation of 1 BHK Carpet Area

1 Bedroom

Area: 9 x 15 sq ft = 135 sq ft

 

1 Kitchen

Area: 9 x 6 sq ft = 54 sq ft

 

1 Toilet

Area: 6 x 6 sq ft = 36 sq ft

 

Living Room

Area: 10 x 16 sq. ft = 160 sq. ft

 

Pooja Room

Area: 3.5 x 4.5 sq. ft = 16 sq ft. 

 

Circulating Area (Passage Area) = 10% or 40 sq ft. 

1 BHK Carpet Area Total: 441 sq. ft

Once you have added everything up, you will notice that the total carpet area for a 1 BHK flat is 441 sq ft. 

The built up area of this 1 BHK flat would be 20% more should be added as the area of the walls. 

Hence, the built up area of 1 BHK flat is 441 + 20% = 529 sq ft.

How Much Is 2 BHK Carpet Area?

There is no set carpet area for a 2 BHK as defined by the authorities, a standard 2 BHK’s carpet area can range from 300 to 700 sq ft. A premium 2 BHK flat can have carpet area ranging from 800 to 1200 sq ft.

Calculation of 2 BHK Carpet Area

2 Bedrooms

Each Bedroom Area: 9 x 15 sq. ft = 135 sq. ft

2 Bedroom Area: 135 x 2 = 270 sq ft

 

Kitchen 

Area: 9 x 6 sq. ft = 54 sq ft

 

2 Toilets 

Each Toilet: 6 x 6 sq ft -= 36 sq. ft

2 Toilet Area: 36 x 2 = 72 sq ft

 

Living Room

Area: 10 x 16 sq ft = 160 sq ft

 

Pooja Room

Area: 3.5 x 4.5 sq. ft = 16 sq ft

 

Circulation Area (Passage Area) = 10 % or 40 sq. ft

2 BHK Carpet Area Total: 612 sq. ft

Once you have added everything up you will notice, the total carpet area of a 2 BHK flat is 612 sq. ft. 

For the built up area of this 2 BHK flat, 20% more should be added as the area of the wall. Hence, the total built up area of 2 BHK flats would be 612 sq. ft x 1.2 = 734.4 sq ft.

Important Things About The Carpet Area 

When you search for a home and check the carpet area, keep these things in mind.

  • A builder must include the carpet area in the sales deed, marketing brochures and sales agreements. 
  • You must check the carpet area promised and the actual carpet area and if any discrepancies are found then the specific amount has to be refunded.

Important Things About Built up Area

  • Built up area has become the main unit to consider while determining the actual area being used in an apartment.
  • An estimated value of the carpet area can be determined knowing the built up area.

Does Carpet Area Include Balcony?

No, the carpet area of a property does not include balcony. Carpet area is typically a space where a carpet can be laid excluding balconies, terraces, and other common areas and walls.

RERA carpet area is the floor area of an apartment which is net usable which excludes areas under service shafts, external walls, verandah area or exclusive balcony, exclusive open terrace but includes the areas covered by internal walls used for partition in an apartment.

According to RERA, the carpet area, built up area and the share of common area together is defined as the super built up area.

The super buit up area can be calculated through the formula- 

Super built up area = Built up area + common areas or built up area + loading factor

What Is The Loading Factor?

The loading factor varies for both carpet areas and super built up areas. In general, 1.30 loading factor is considered sufficient.
